STONINGTON, CT
Forensic Investigation and Repairs
For an upscale condominium building on the Connecticut coast, BES completed the building enclosure investigation, expert report, and cost estimation for repairs while also providing litigation support services. During a separate phase, we offered enclosure design services for the repairs completed.
WALTHAM, MA
Multi-Building Investigation and Repairs
For a multi-phased renovation of a condominium complex with six four-story apartment buildings, 19 townhouses, and 99 garden-style units, BES provided forensic investigation, repair design, contractor price verification, and construction quality control services. We also implemented extensive roof and wall system upgrades to address construction deficiencies and building enclosure system failures.
BROOKLINE, MA
Owner’s Project Management
Perched on one of the highest points in Brookline, a gated, luxury condominium community features a historic mansion with stunning views of the Boston skyline. For BES the project scope included removal and replacement of the full exterior EIFS wall cladding, windows, doors, and copper cornice detail. We provided OPM specialized services for a penthouse unit owner that included window selection, EIFS design peer review, bidding, scheduling, construction oversight, quality control, weekly reporting, and payment requisition approval.
BES also coordinated on-site quality assurance through mock-up approvals as well as ASTM/AAMA water testing at newly installed door and window units. In addition, we worked with unit owners on logistics, sequencing, and protection of furniture and interior finishes throughout the construction period.
